New Wake County values reach Holly Springs owners by Jan. 22; appeals are due April 30. The typical home is up 1.3% since the last revaluation, Zillow says.
Every Holly Springs property owner will get a new Wake County tax value in January. The county’s 2027 revaluation sets values as of Jan. 1, 2027, and the first notices should arrive by Jan. 22.
The Wake County Board of Commissioners held its public hearing on the rules appraisers will use, called the schedule of values, on Oct. 5. Two residents spoke, the county said in its summary of the meeting. The hearing was the second of the board’s three actions in the process. The board then adopted the schedule of values at its regular meeting on Oct. 19, the county’s schedule of values page says.
Updated Nov. 5: the board adopted the 2027 schedule of values Oct. 19. On Nov. 2 it was shown an addendum listing the codes appraisers use for building condition, the county said.
The dates to know
The county’s 2027 revaluation page sets out the timeline:
| When | What happens |
|---|---|
| Fall 2026 | Appraisers check that the values match the market in each neighborhood |
| Jan. 19, 2027 | Results go to the Board of Commissioners |
| By Jan. 22, 2027 | Owners start receiving notices of assessed value |
| February 2027 | Commissioners appoint the 2027 Board of Equalization and Review |
| April 30, 2027 | Planned deadline to file an appeal |
| Through fall 2027 | The review board hears appeals filed on time |
More than 460,000 parcels across the county are being revalued, split into about 5,400 neighborhoods of similar homes. Staff appraisers visit properties built before 2000 in person. Newer ones are reviewed in the office from data and imagery, the county said.
The current values took effect Jan. 1, 2024. In 2025 the board moved from a four-year cycle to a two-year one. After 2027, the next revaluation takes effect in 2029.
“By updating values more often, the County’s assessed value will more closely align with market value and create a fairer, more predictable property tax system,” Wake County Tax Administrator Marcus Kinrade said in a Sept. 21 county release.
What the market did in Holly Springs
The county has not published any new values yet. Market data gives a rough sense of the direction.
The Zillow Home Value Index put the typical Holly Springs home at $565,681 in December 2023, the month before the last revaluation date. In September 2026 it was $572,759. That is up $7,078, or 1.3%.
Values rose through 2024, peaking at $583,345 in December of that year. They eased through 2025 and the first half of 2026, then held about level over the summer.
Neighboring towns moved differently over the same stretch:
| Place | December 2023 | September 2026 | Change |
|---|---|---|---|
| Cary | $610,505 | $613,395 | +0.5% |
| Apex | $587,538 | $588,793 | +0.2% |
| Holly Springs | $565,681 | $572,759 | +1.3% |
| Morrisville | $501,292 | $471,574 | -5.9% |
| Fuquay-Varina | $444,857 | $435,203 | -2.2% |
| Garner | $388,436 | $377,966 | -2.7% |
The Zillow index is a smoothed, seasonally adjusted estimate for homes in the middle third of the market. It is not a sale price and not a county tax value, and Zillow revises past months. Your own value depends on your neighborhood and your home. More figures are on our Holly Springs home prices page.
A new value is not a new tax bill
Revaluation changes only the assessed value. The bill is that value times the tax rates set each June by the Board of Commissioners and the Holly Springs Town Council, the county said.
For 2026, a Holly Springs property pays $0.5371 per $100 to the county and $0.3435 to the town. Our property taxes guide has the full breakdown.
In a revaluation year, North Carolina law also makes each county and town publish a revenue-neutral tax rate in its proposed budget. That is the rate that would raise about the same money as the year before on the new values.
What it means for you
- Watch the mail by Jan. 22. Your notice will show the new value and explain how to appeal.
- Check the value against recent sales of homes like yours nearby. If you think it is wrong, you have until the planned deadline of April 30, 2027, to appeal to the Board of Equalization and Review.
- The rate decision comes later. Town and county budget hearings in late spring set what you actually pay. Our Town Council coverage follows the town side.
